This is the personal site of Ulyses "Chino" Perez. By using it you agree to these short, plain terms. If you do not agree, please do not use the site.

What this site is

It tells you what Chino buys, where, and on what terms, and it gives you a way to reach him. It is a starting point for a conversation, nothing more.

Not advice and not an offer

Everything here is general information. The numbers, ranges, and examples are estimates and stated goals, not promises, quotes, or offers to buy or sell anything. Nothing on this site is investment, legal, tax, or financial advice. Before you act on anything, talk to your own advisors and verify the figures yourself. See the disclaimer for the full version.

Using the site fairly

Please do not break the law while using the site, try to get around its security, scrape or copy it wholesale beyond what the robots.txt allows, or use it to send spam. That is about it.

Whose content this is

The words, images, and layout on this site belong to Chino unless noted. You are welcome to read it and link to it. Re-publishing, re-hosting, or repackaging it without permission is not allowed.

Your submissions

If you send a deal or a message, you confirm you have the right to share that information, and you give Chino permission to use it to evaluate and respond to your inquiry. Please do not send confidential material you are not allowed to disclose. See the privacy page for how your message is handled.

No warranty

The site is provided "as is" and "as available," without warranty of any kind, whether express or implied, including any implied warranty of merchantability, fitness for a particular purpose, or non-infringement. Chino does not warrant that the site will be accurate, uninterrupted, or error-free.

Limit on liability

To the fullest extent the law allows, Chino is not liable for any indirect, incidental, special, or consequential loss arising from your use of this site or anything you read on it. If liability is ever found despite that, it is limited to one hundred US dollars.

You cover your own misuse

If your misuse of the site or your breach of these terms causes a claim against Chino, you agree to cover the reasonable costs of that claim (indemnification).

No guarantees, and ending access

Market conditions, financing rates, and listings change. Chino does not guarantee that any deal type described here will be available, perform as shown, or close, and sending a message creates no obligation on either side until there is a signed agreement. Chino may change, pause, or stop offering the site, or restrict access to it, at any time.

If there is a dispute

If something goes wrong, email Chino first and most things get sorted out quickly. Any dispute that cannot be worked out informally is governed by the laws of the State of Florida, without regard to its conflict-of-law rules, and belongs in the state or federal courts located in Columbia County, Florida, or in small claims court where it qualifies.
